CMA was engaged to redesign and manage the development of a housing project which, in a prior design, failed to meet the income profile of its intended users.
The objective was to provide 136 units of affordable housing on a steeply sloping site on the University of San Franciscos Lone Mountain Campus. To define the concept of affordable housing for the University, gross household incomes and demographic considerations of the faculty -- the intended population -- were used as a basis for determining the maximum allowable Total Development Cost. CMAs development scheme eliminated the need for additional University subsidies and provided housing units that could be rented for substantially less than San Franciscos average rental rates. Based on the financial analysis and income data, CMA determined that a project could be developed on the site for $34 million, which would meet the Universitys goals. Entitlements were obtained for a development of 136 units. CMAs work with this project resulted in a savings of $12 million to the University. The project will be constructed in 2000 and 2001.
