  • Performed conditions survey and analysis for new building owner.

  • Developed project plan to address renovation and systems restoration needs within set budget and while maintaining maximum occupancy of the hotel.

  • Selected and managed architect, consultants and contractor.

  • Certified historic rehabilitation.

Challenged with recapturing the original splendor of a turn-of-the-century San Francisco landmark, CMA managed the complete restoration of the historic 600-room Fairmont Hotel on Nob Hill. Key elements of the projects included the renovation of ground floor public areas, highlighted by the painstaking historic restoration of the Main Lobby, Laurel Court, and Venetian Room; restoration of the main building facade and windows; renovation of the Crown Room; remodel and enlargement of guest room bathrooms; complete furniture, fixtures, and equipment (FF&E) renovation of the guest rooms and suites in the hotel’s main building and tower; and the refurbishment, replacement and upgrade of building systems, including HVAC, electrical, life safety, fire sprinklers, elevators, data/telecom capabilities, and conformance to ADA.

The renovation was completed as a certified historic rehabilitation and included placement on the National Landmark Register. As the hotel had not undergone any major improvements in decades, much of the hotel’s original infrastructure was substantially upgraded or replaced. One of the most challenging parts of the project was maintaining a flexible project structure that could effectively respond to unforeseen conditions, and ongoing operating requirements, while maintaining budgets, standards, and schedules, all while the hotel that remained operational during the entire renovation.
